Buying Property / Easy Payment Plan Finance – Reservation Deposits

When purchasing a condominium, a Reservation Deposit is required to secure the property and remove it from the market. The exact amount of the deposit will be provided upon inquiry.

Once the Reservation Deposit has been received, we will confirm your reservation and proceed with preparing the Purchase Agreement or EPP Finance Agreement.

Please Note: Reservation deposits are non-refundable.


How to Make a Reservation Deposit

  • Wise

  • Revolut

  • Bank transfer to Thai or UK Bank

  • Bank transfers are accepted and can be made in various other currencies (including USD, EUR, CAD, AUD – please let us know if you need a specific currency and we will let you know the best way to pay)

  • Credit or debit card (processed securely via Revolut)

  • PayPal

Please note:

  • All transfer fees are the responsibility of the purchaser/tenant.

  • We must receive the full agreed amount in Thai Baht or the value equivalent in other currencies.

Rental Terms & Conditions

Rental Reservation Deposit

A reservation deposit is required to secure a rental booking, and no booking will be confirmed without this deposit.

The reservation deposit:

  • Secures the booking – reservation of your chosen condo for your required dates is made.

  • Is put towards the security deposit on check-in

  • Is refundable after departure (subject to utilities, cleaning, and any damages)

  • Is returned in the same currency as received at check-in or in Thai Baht, on or shortly after checkout

Please contact us with your required dates to confirm availability of your chosen condo and the reservation amount required to secure your booking. Once confirmed, the property will be reserved for your dates after the reservation deposit has been received.

Please note that reservation deposits are non-refundable if you cancel the booking.

Check-In & Check-Out

Unless agreed in advance:

  • Standard Check-in: between 1:00 PM – 6:00 PM

  • Standard Check-out: By 11:00 AM

  • Standard Business hours: 9:00 AM – 6:00 PM

Out-of-hours check-in or check-out fee: 1,000 Baht

Please note:

  • We cannot accommodate check-ins after 11:00 PM or before 7:00 AM.

  • Early check-in or late check-out may be possible if arranged in advance (for no extra cost during standard business hours).

After booking, we will provide staff contact details so you can arrange check-in/check-out times directly and contact us during your stay if needed.

Security Deposit

Upon check-in, the reservation deposit must be topped up to equal one month’s rent (or the value advised upon booking), which will be held as a security deposit.

The security deposit is refundable on or after check-out, minus:

  • Utility bills

  • Move-out cleaning fee (as determined by the size of the condo – please see details below)

  • Any damages

The deposit will be returned in the same currency as received at check-in or in Thai Baht.


Rental Payments


Short-Term Rentals

For bookings 3 months or less, the full rental amount must be paid on arrival/check-in.

Long-Term Rentals

For long-term rentals we require:

  • 2 months’ rent in advance

  • 1 month security deposit

For rentals of 4 months or more, monthly rent collection will be arranged at check-in.
If paying by bank transfer, Wise or Revolut, please inform us after each payment so we can confirm receipt.

Utilities

As our properties are self-catering condominiums and not hotels, utilities are not included in the rental price.

Typical utility costs:

  • Water: approx. 40–55 Baht per cubic meter

  • Electricity: approx. 8 Baht per unit

Please note that utility costs vary by Condominium – you can check with our staff or the building office for specific rates.

Utility Payments

  • Short-term rentals: Utilities are to be paid to our staff at check-out

  • Long-term rentals: Utilities are to be paid by the tenant directly each month (bills available from condo office if no mailbox)

Cleaning

A move-out cleaning fee is charged on check-out depending on unit size.

Optional cleaning service during your stay can be arranged, which includes room cleaning and changing of bedding and towels.

Cleaning prices:

  • Studio: 500 Baht

  • 1 Bedroom: 750 Baht

  • 2 Bedroom: 1,000 Baht

Please contact us if you would like to arrange any additional cleaning throughout your stay.

Bedding & Towels

Included:

  • One set of bedding per bed

  • One towel per person

Extra bedding /towel set: 250 Baht per set

Please contact us if you require extra bedding / towels for your stay.

Safe Deposit Box

Safes are available on request.
Fee: 500 Baht per stay
Please request in advance to ensure availability

Wi-Fi

Pocket Wi-Fi units are available to hire (subject to availability).

  • Price: 1,000 Baht per month (up to 15 Mbps)

  • Replacement Fee: 4,000 Baht in case of loss or damage

We recommend contacting us in advance to reserve a unit.

Many condominium buildings also offer on-site Wi-Fi services, either complimentary or available for purchase. Please check with our team upon check-in or inquire directly with the building office for full details.

For long-term stays, tenants may also arrange installation of their own private Wi-Fi service.


TM30 Immigration Reporting

By Thai law, we must register all foreign guests with immigration (TM30).

On arrival we will require:

  • Copy of passport

  • Copy of visa

All foreigners must be registered with immigration within 24 hours of arrival at each accommodation in Thailand.

If you re-enter Thailand at any point during your stay please resend us a copy of your passport along with your new entry stamp so that we can update your TM30.

You will need a valid TM30 if you plan to extend or renew your visa whilst in Thailand.

  • Contract

Never enter into or sign a contract that you do not understand. Also make sure that you are clear on key points of the contract such as the deposit amount and payment schedule. Is the deposit refundable? Be sure that you know exactly what you are getting for your money. What is included in the price and what is not? Are there likely to be any extra charges? When is the completion date agreed?
