How to Make a Reservation - let us know your Preferred Method of Payment to ensure faster Reservation Confirmation
If you would like to reserve any of our apartments we would require a reservation deposit of an agreed price which can be paid by a number of options being Bank transfer into either a UK or Thai account, Wise, Revolut and all major cards accepted processed via PayPal safe & secure no account needed.
All transfer costs will be at purchaser / tenants cost, we receive full amount as agreed in Thai baht or British pounds

Rental Reservation Deposit
An agreed upon reservation deposit is due before arrival & no booking will be made without payment of a reservation deposit. The reservation deposit is put towards the security deposit upon check in / arrival and is refundable after departure, in the same currency as received at check in or Thai Baht when checkout process has been completed.
Check In & Check Out
Unless otherwise agreed in advance:
Check in - 1pm to 6pm
Check out - by 11am
Regular business hours are 9am - 6pm. We charge a fee of 1,000 baht for out-of-hours check ins and check outs. Please note we cannot accommodate check ins or check outs after 11pm or before 7am.
If you need to arrive / depart outside the above times, please do contact us in advance and we will accommodate early check-in / late check out if possible.
Check In / Out Instructions and contact during your stay
For Check in/Check Out: upon booking we will provide contact details of our staff so you can arrange you time of check in and out and any condo related issues throughout your stay - we will arrange to resolve your issue / answer your queries as quickly as possible.
Security Deposit
Upon check in we require the tenant to top-up the reservation deposit to equal to 1 months' rent for the security deposit. The security deposit is refundable at check-out / after departure, in the same currency as received at check-in or in Thai Baht, minus utilities, a move-out cleaning fee (charged at the appropriate rate for the size of unit) and any damages.
Rental Payment
For short-term bookings the full rental payment is due on arrival/check in. For bookings of 3 months or less 100% of the rental amount is to be paid on arrival.
For long term rentals we require 2 months’ rent in advance plus 1 months’ security deposit (returnable on check-out minus utilities, cleaning & any damages).
For rentals of 4 months’ and over please arrange with the staff at check-in for collection of the monthly rent. If you plan to pay by bank transfer / Wise, please let us know after each payment so we can confirm receipt with you.
Utilities
As our properties are self-catering and not hotels, utilities are not included in the rental cost.
Long term tenants - For rentals of 4 months’ and over please arrange to pay your utility bills monthly – your bills can be obtained from the Condominium office if there is no mailbox.
For short term rentals utilities will be chargeable on check-out.
Most condominiums charge water at approx. 40-55 baht per cubic meter (1 ton) and electric at 8 baht per unit.
Cleaning
The is a move out cleaning fee charged on check-out (prices as per unit size below). An additional room cleaning service can be provided throughout your stay - this includes cleaning of room and changing of bedding & towels. Costs per clean are:
Studios: 500 Baht
1 bedroom units: 750 Baht
2 bedroom unitis: 1,000 Baht
Bedding & Towels
One set of bedding per bed and one towel per person is supplied. If you require a spare set of bedding for your stay a fee of 250 Baht applies to cover extra laundry costs. Please let us know in advance if you require extra bedding.
Safe
If you require a safe for your condo, please inform us in advance of your arrival so we can ensure availability. Please note, there is a fee of 500 baht to provide a safe for your stay.
TM30 (Notification of Residence) Reporting
On arrival we are required to take a copy of all guest passports and visas for immigration reporting purposes (TM30).
TM30 reporting is a legal and enforced process, which registers the residence of all foreigners in Thailand. All foreigners must be registered with immigration within 24 hours of arrival at their accommodation, for each accommodation they stay in whilst in Thailand.
Pocket Wi-Fi
Unfortunately, we are not in a position to offer Wi-Fi as standard in our rooms as we manage a large volume of rooms.
We have a limited number of Wi-Fi boxes available to hire – please contact us in advance to check availability and to book.
Wi-Fi hire is charged at a rate of 1,000 baht per month (up to 20 Mbps).
(Please note a fee of 4,000 Baht is payable if the Wi-Fi box is lost/broken).
Safe
If you require a safe for your condo, please inform us in advance of your arrival so we can ensure availability. Please note, there is a fee of 500 baht to provide a safe for your stay.

Contract
Never enter into or sign a contract that you do not understand. Always read the small print before you sign on the dotted line. Ask your solicitor to confirm and verify the contract and that all is to a satisfactory standard. Also make sure that you are clear on key points of the contract such as the deposit amount and payment schedule. Is the deposit refundable? Be sure that you know exactly what you are getting for your money. What is included in the price and what is not? Are there likely to be any extra charges? When is the completion date agreed?
