How to Make a Reservation - let us know your Preferred Method of Payment to ensure faster Reservation Confirmation

If you would like to reserve any of our apartments we would require a reservation deposit of an agreed price which can be paid by a number of options being Bank transfer into either a UK or Thai account, All major cards accepted processed via PayPal safe & secure no account needed.

All transfer costs will be at purchaser / tenants cost, we receive full amount as agreed in Thai baht or British pounds

  • Utilities (Water, Electricity, Internet, Cable TV) Long term tenants pay their own utility bills.

When leasing a condo it would be standard practice for the tenant to pay utility bills (Electricity, water, internet, cable TV etc.) although these charges are relatively small.  Most condominiums charge water at approx. 35 baht per cubic meter (1 ton), average water bill per month for a studio would be 150 baht and electric at 6 baht per unit.  Internet is available in almost all condominiums and easy to obtain at approximately 400-1,200 baht per month.  

 Room service can be provided at the rate agreed when booking and includes cleaning of room's and changing of bedding & towels.  Bedding and towels are provided for.


  • Reservation Deposit/Rent Payment

Rental payment is due on arrival/check in.  For bookings less than 3 months 100% of the rental amount is to be paid on arrival & we are happy to accept any form of international currency, of which we guarantee to offer the same as current local bank rates.  Long term tenants rent is due on a monthly basis by agreed payment terms.

An agreed upon reservation deposit is due before arrival & no booking will be made without payment of a reservation deposit.  The reservation deposit turns into security deposit upon check in / arrival and is refundable after departure, in the same currency as received at check in or Thai Baht when checkout process has been completed.


  • Security Deposit

Upon check in we require the tenant to top off the reservation deposit which shall be equal to 1 month rent, with exception of long term rentals of 6 months or more for which we  require 2 months security deposit.

  • Check In & Check Out

Regular business hours are from 9-6 pm. We charge a fee of 1,000 baht for after hours check ins and check outs.

All terms & conditions may vary depending on booking, which will be clearly stated prior to booking.

Never enter into or sign a contract that you do not understand. Always read the small print before you sign on the dotted line.  Ask your solicitor to confirm and verify the contract and that all is to a satisfactory standard. Also make sure that you are clear on key points of the contract such as the deposit amount and payment schedule. Is the deposit refundable? Be sure that you know exactly what you are getting for your money. What is included in the price and what is not? Are there likely to be any extra charges? When is the completion date agreed?
